“年轻人已经无法负担公寓了。”上实集团,一家具有远见的上海开发商,邀请BAM百安木加入一个由建筑师和室内设计师组成的团队,为解决这个问题,在上海七莘路上创造一个满足年轻一代需求的经济适用型住宅综合体。

 

‘Young people simply can’t afford apartments any longer.’ SSCI, a visionary Shanghai developer asked BAM to join a team of architects and interior designers to tackle this issue for U Community at Qixin Road in Shanghai and create affordable residential complex that responds to the needs of the young generation.

项目由一系列现代主义风格的高层建筑组成,内部为紧凑型公寓,周围环绕着精心设计的公共空间,包括花园、运动场、广场和休闲区。建筑策略包括对高层建筑进行仔细分区,以区分公共和私人空间,并辅以低层社区导向型建筑,包括体育中心、带啤酒花园的餐厅和零售区。项目在首年就被评为“2023年度最佳公寓”,并引起了亚洲各地政府领导人的关注,成为经济实惠、健康和充满活力的居住环境的典范。

 

The project features a series of Modernist towers housing compact apartments, surrounded by a thoughtful array of public spaces comprising gardens, play fields, plazas, and leisure areas. The architectural strategy involved a careful zoning of high-rise structures to distinguish public and private spaces, complemented by low-rise community-focused buildings including a sports center, restaurant with beer garden, and a retail area. In its first year the project has been named “Best Apartment of the Year” for 2023 and garnered attention from government leaders across Asia, becoming a model for affordable, healthy, and vibrant living.

该景观设计因以不同图案来划分场地的不同区域而引人注目。在公共区域展现了一种”+”图案,这种图案在定制的灯柱和可移动长凳上得到呼应。周边区域则通过铺装和树篱种植组成的格子网格图案实现统一。连接各个区域的是各种突出显示为独特线性图案的步行路径。对于莘至城公寓,这种图案语言将硬质景观和软质景观融合成一个连续的场域,形成一种有意组织的自然形态。

 

The landscape is notable for its use of pattern to organize disparate zones of the site.  The more public zones showcase a pattern of plus signs which are echoed in custom light poles and moveable benches. The periphery zones are unified between paving and hedge planting through a plaid grid. Connecting the zones, a variety of circulation pathways are highlighted as distinct linear patterns. For U-Community, the pattern language blends hardscape and softscape into a continuous territory, a willfully organized form of nature.

景观的中心是一片被走廊环绕的大草坪,为穿梭于项目中的居民提供遮蔽上海多雨天气的保护。走廊通向啤酒花园广场,一片榉树组成的网格为定制的橙色野餐桌创造了遮阴区,其中一些桌子以有趣的方式被切割,在花园中形成线性图案。

 

The centerpiece of the landscape is a great lawn space framed by a corridor, providing protection from Shanghai’s rainy weather for residents criss-crossing the plot. The corridor opens upon the beer garden plaza, a grid of Zelkova trees creating a shaded zone over customized orange picnic tables, some of which are cut in fun ways to form a linear pattern within the garden.

为满足建设预算的要求,同时创造”城市森林”树冠,种植设计在5米x5米的树冠网格内构建,主要包括常绿阔叶树、果树和美丽的榉树。公共区域包括上海特有的茂密热带植物,与大片火山卵石床形成对比。

 

To meet the demands of the construction budget yet still create an ‘urban forest’ tree canopy, the landscape architecture is structured within a 5x5m tree grid of predominately evergreen broadleaf trees, orchard trees, and the beautiful Triadica sebifira. The public zones include a selection of Shanghai’s leafy tropical plants displayed against expansive beds of volcanic pebbles.

从优雅而紧凑的个人公寓向外辐射,居民可以找到一系列景观空间,这些空间将他们的生活区域逐步延伸到更多的公共区域。每栋塔楼的开放楼层延伸至住宅入口花园,这些花园专为居民闲逛、相互认识和聚会而设计。再往外是一系列适合不同生活方式的特色区域,如宠物花园、滑板道、烧烤野餐区和运动场。更外层是一系列相连的、更加公共的空间,这些空间开始融入来此购物或用餐的外来访客,如咖啡区、啤酒花园或中央草坪。

 

Radiating out from the individual apartments, which are elegant yet compact, residents find a series of landscape spaces that extend their living zone into more and more public zones. The open floors of each tower extend into residential entrance gardens that are designed for residents to loiter about, to meet one another and hang out. Following, there are a series of niche zones that attract different lifestyles such as the pet’s garden, the skateboard run, the BBQ picnic zone, the sports fields. At the next level we find a series of connected and even more public spaces which begin to blend in outsiders visiting the area for shopping or dining, such as the cafe zones, the beer garden, or the central lawn.

设计背后的故事The story behind the design

 

通常,经济适用房项目主要将创新集中在建筑方面。莘至城公寓的创新之处在于它专注于社区景观,将私人居住空间延伸到更大范围的社区景观区域和花园中。鉴于高效的建筑设计和有限的室内居住空间,居民们将景观视为释放压力、寻求宁静、激发兴奋和社交的源泉。百安木的景观设计不仅提供了这些空间,还以令人兴奋的美学语言呈现。

 

项目的视觉设计包含创新的图案语言,将空间功能区与居民的美学印象相连接。居民可以从高层私人公寓俯瞰并记住景观空间。对于莘至城公寓,这种图案语言将硬质景观和软质景观融合成一个连续的场域,形成一种有意组织的自然形态。

 

BAM热爱模型制作,并在这个项目中全面应用,制作了多个场地的实体研究模型,模拟不同设计方案的效果,制作街道家具和景观装置,甚至模拟自然种植通过风传播的过程。对于莘至城公寓的住宅景观,设计团队专注于创建各种休闲区,供居民享受运动、安静的放松时间或进行社交。座位区对于住宅广场至关重要,必须适应各种品味和场合。BAM在项目中融入了多种不同的长凳和休息角,其中包括啤酒花园的桌子。BAM为该项目特别设计了用金属网格制成的各种形状的可移动家具。

 

在中国房地产市场中,莘至城公寓为低价住房提供了一个令人兴奋的替代选择。它不仅为经济适用房提供了尊严感和优雅感,还培养了年轻居民的社区意识,甚至可以与上海前法租界一些最昂贵社区相媲美。从设计角度来看,莘至城公寓是一个充满实验性的项目,挑战BAM在高密度经济适用房项目的设计限制中发明新的创意解决方案,其结果是创新地使用了图案设计语言、可移动金属网格家具和城市森林树木结构,成为关键的设计亮点。

Typically, affordable housing projects focus on architecture. U-Community is forwardthinking for its focus as a community landscape extending the private residential spaces into a larger series of community landscape zones and gardens.  With its high-efficiency architecture and limited residential interior spaces, residents look to the landscape as a source of release, tranquility, excitement, and socialization. BAM’s landscape not only delivers these spaces but does so in an exciting aesthetic language.

 

The visual design of the project includes innovative pattern languages that connect spatial zone functions to aesthetic images for the residents, who have the ability to view and memorize the landscape space from their high-rise private apartments.  For U-Community, the pattern language blends hardscape and softscape into a continuous territory, a willfully organized form of nature.

 

BAM loves models and for this project the team went all the way, producing a number of physical study models of the site, modeling the effects of different design schemes, making mock ups of street furniture and landscape features, and even simulating the natural planting dissemination through wind on site.

 

For U Community residential landscape, the design team focused on creating a variety of hangout zones where the residents can enjoy sports, quiet relaxation time or find each other for socializing. Sitting areas are of utmost importance for a residential plaza and have to suit a variety of tastes and occasions. BAM incorporated many different kind of benches and sitting corners within the project among which the beer garden tables. A BAM special for this project were the custom movable furnishings with wire mesh shaped into various forms.

 

Within the Chinese real estate market, the U-Community presents a thrilling alternative to low-priced housing, one which not only provides a sense of dignity and elegance for affordable housing, but also fosters the community of younger residents that rival some of Shanghai’s priciest neighborhoods in the Former French Concession.

 

From design perspective U-Community has been a project of great experimentation, challenging BAM to invent new creative solutions within the design constraints of a high-density affordable housing project, with as result innovative use of pattern design language, movable wire mesh furniture and urban forest tree structure among the key design take-aways.
