温州万科·翡翠天地以现代设计语汇,叙事一段极具雕塑色彩的空间形态。通过建筑空间与城市空间对话,构成富有人文关怀的艺术社区。人与建筑、光与影、历史与未来、山陵与小溪一并溶于项目的血液中。一个具有艺术气息的家的生活故事由此缓缓展开。
Wenzhou Vanke emerald world narrates a space form with sculptural color with modern design vocabulary. Through the dialogue between architectural space and urban space, an art community full of humanistic care is formed. People and architecture, light and shadow, history and future, mountains and streams are dissolved in the blood of the project. The life story of an artistic home unfolds slowly.


地块位于温州市中心区域,温州重要的城市景观轴线东侧,周边交通便捷,紧邻温州世纪公园,三面环水,景观资源丰富。如此绝佳的区位优势,如何处理建筑与城市景观的关系,如何充分利用周边景观优势,是本案的一个关键。
The plot is located in the central area of Wenzhou, east of the important urban landscape axis of Wenzhou, with convenient surrounding transportation, close to Wenzhou Century Park, surrounded by water on three sides and rich landscape resources. With such excellent location advantages, how to deal with the relationship between architecture and urban landscape and how to make full use of the surrounding landscape advantages are a key to this case.




提到温州,“繁荣的民营经济”“遍布四海的温州商人”,这是外人于温州的固有印象,回望温州过去四十年的激荡,面对眼前的新时代环境,温州也在探寻着新时代的定位,而曾经走南闯北的温州人也选择重回故土,重拾先辈的昆曲与诗词,静赏眼前的明秀山水,过上“闲敲棋子落灯花”的安适生活。

本案作为温州城市中央轴上的居住社区,给了建筑师一个绝佳的设计实践机会。设计之初宋照青先生通过对项目周边情况的梳理与研究,提出以“最温州”的设计理念打造温州最顶级的TOP系豪宅的思路,从空间规划、立面打造、细部研究等方面展开与城市的对话。通过简洁的现代主义设计语汇为温州这座历史悠久的城市打造一个独特的富有人文精神的未来社区。这与温州打造“中国最具幸福感城市”的新思路不谋而合。
As a residential community on the central axis of Wenzhou City, this case gives architects an excellent design practice opportunity. At the beginning of the design, Mr. Song Zhaoqing put forward the idea of building the top luxury house in Wenzhou with the design concept of "the most Wenzhou" through combing and studying the surrounding conditions of the project, and launched a dialogue with the city from the aspects of spatial planning, facade building and detailed research. Build a unique future community full of humanistic spirit for Wenzhou, a city with a long history, through a concise vocabulary of modernist design. This coincides with the new idea of Wenzhou to build "the happiest city in China".

所谓“崭新”,并非易事。当面对快速建造背景下的住宅“同质化”现状,如何坚持营造具有质感的住宅,如何担负起保障城市建成环境的责任,对于设计团队来说是一个不小的考验。

In the face of the current situation of "homogenization" of housing under the background of rapid construction, how to adhere to the construction of housing with texture and how to shoulder the responsibility of ensuring the built environment of the city is a big test for the design team.
从这一点看,温州万科·翡翠天地对于住宅“可识别性”的探索可称作一次有价值的“创新”。规划结构清晰,朝向理想的同时又充分强化水系公园景观优势,中心庭院拥有极致进深,住宅与景观相互串联;建筑布局向地块内河流延伸,住区嵌入基地景观;景观从公园一侧融入规划设计中层层递进,呈现出深居的意境。

通过横向的三条空间轴线,将公园的景色有效的引入了设计之中,建筑楼栋错位排列,尽可能让每一栋建筑都能拥有不同层次的景观体验,避免形成一个公园旁的建筑,而是打造一个置身于公园中的人文社区。
Through the three horizontal spatial axes, the scenery of the park is effectively introduced into the design. The buildings are staggered, so that each building can have different levels of landscape experience as far as possible, so as to avoid the formation of a building next to the park, but to build a humanistic community in the park.




于外,项目作为城市中的公园社区,拥有足够的户外景观空间,提供运动、休闲的国际化生活方式,营造宜人的城市居住空间和环境。设计师有效通过规划条件中的公共通道打造一条具有一定辅助功能的市民休闲轴。通过不同的节点打造将原本呆板的城市界面丰富生动起来。

The designer effectively creates a citizen leisure axis with certain auxiliary functions through the public channel in the planning conditions. Through the creation of different nodes, the original rigid urban interface is enriched and vivid.

于内,约800米长的风雨连廊由城市公园向社区延伸,不仅作为一道步行系统,更是邻里社交的开放空间,串联起阳光草坪、和风水景、立体花园,联络所有的住宅楼栋,层层绿意在行进中缓缓展开,由市井烟火气一步步过渡至静谧内院,勾勒一幅门前有水,园中有树,闲庭信步的理想生活画卷。
Inside, the 800 meter long storm corridor extends from the city park to the community. It is not only a walking system, but also an open space for neighborhood social networking. It connects the sunshine lawn, Hefeng Shui scenery and three-dimensional garden, connecting all residential buildings. Layers of green slowly unfolds in the process of moving, and gradually transitions from the smoke and fire of the city to the quiet inner courtyard, outlining an ideal life picture of water in front of the door, trees in the garden and strolling around.


除此之外,项目中通过架空层的处理规避了常规住宅设计中为了保证容积率最大化而忽略首层空间设计的做法,为老人、儿童提供了阅读休息空间,有效的柔和邻里之间的生硬关系,促进了原始交流的产生。

城市、社区及中央公园融在一起。设计基于对场地的感知与理解,解读住区空间形态与城市的过渡关系,在温州城市中央公园中构建这样一个承载生活的容器,让生活里的美好自然发生。

Based on the perception and understanding of the site, the design interprets the transitional relationship between the spatial form of the residential area and the city, and constructs such a container carrying life in the Central Park of Wenzhou City, so that the beauty of life can occur naturally.

现代主义设计风格只是一种设计语汇,灵活的立面与合理的功能性平面结合是建筑师在设计之初多次尝试和研究的结果。简洁立面表情对城市风貌和居住体验都是一种崭新的尝试,一种现代语言与经典秩序相融合的微创新。
Modernist design style is only a design vocabulary. The combination of flexible facade and reasonable functional plane is the result of many attempts and research by architects at the beginning of design. Simple facade expression is a new attempt for urban style and residential experience, a micro innovation of the integration of modern language and classical order.


形体关系上综合考虑规范限制条件,将形体与平面结合,形成简洁大方的体块组合秩序。
In terms of shape relationship, comprehensively consider the normative constraints, and combine the shape with the plane to form a concise and generous block combination order.


住宅的顶部,通过装饰构架的高低起伏层次,自然的切分了建筑的体块,强化了建筑的形体逻辑关系。石材与铝板在形体中各司其职,削弱了住宅本身形体的呆板和单调。同时通过对细节的处理,通过序列感较强的分缝和虚实关系将形体进一步强化。看似简约朴素,实则经典耐看,以经典的比例关系展现现代主义建筑的精致与人文精神。

Stone and aluminum plates perform their respective functions in the shape, weakening the rigidity and monotony of the shape of the house itself. 考量装配式幕墙组件的安全荷载尺寸与组件拼缝和立面分缝尺寸比例上的协调,反复尝试调整材料的选择与尺寸大小,保证最终效果的实现。
Considering the coordination between the safe load size of the prefabricated curtain wall assembly and the size proportion of the assembly joint and facade joint, repeatedly try to adjust the selection and size of materials to ensure the realization of the final effect.




精细的施工把控也尤为重要。精准的幕墙孔洞保证挂材的整齐性与统一性,延续、规整的立面呈现也反映出工地建造师们的手艺。
