位于市南区西部后海的蓝海新港城再传新进展。昨日,市规划局对蓝海新港城项目D1地块施工图变更进行公示。该地块中的三个楼座户型进行调整,增加90平方米以下户型面积比例。调整后整个项目将可容纳1140户居民居住,并配建12班幼儿园和24班小学。

新小区增加小户型
公示显示,蓝海新港城D1地块项目位于市南区四川路23号,与轮渡广场紧邻。该项目D1地块用地面积4.8万平方米,地上建筑面积为14.8万平方米,容积率3.05。按照调整方案,5#、6#、7#楼户型调整,相应单体方案调整。其中,三座楼层高由3.15米调整为3米,5#楼由30层调整为32层,6#楼由31层调整为32层,7#楼由31层调整为32层。调整后住宅、商业建筑面积均不变。另外,5#楼面宽由53.42米调整为57.62米,6#楼面宽由51.17米调整为38.9米,7#楼面宽由53.62米调整为60.52米。变更后,140平方米以下房型由817户增至1109户,140平方米至200平方米房型由82户减至29户,200平方米以上房型由47户减至2户。住宅总户数增加,相应增加的123个车位均在地下车库解决。优化后,地下车库增加小型车位62个、微型车位28个、子母车位33个(子母车位仅配给大户型)。

According to the adjustment plan, the apartment types of buildings 5, 6 and 7 are adjusted, and the corresponding individual plans are adjusted. Among them, the height of three floors was adjusted from 3.15 meters to 3 meters, the height of Building 5 was adjusted from 30 floors to 32 floors, the height of building 6 was adjusted from 31 floors to 32 floors, and the height of building 7 was adjusted from 31 floors to 32 floors. After adjustment, the residential and commercial building areas remain unchanged. In addition, 5 # floor width was adjusted from 53.42 meters to 57.62 meters, 6 # floor width was adjusted from 51.17 meters to 38.9 meters, and 7 # floor width was adjusted from 53.62 meters to 60.52 meters. After the change, the number of houses with less than 140 square meters increased from 817 to 1109, the number of houses with 140 square meters to 200 square meters decreased from 82 to 29, and the number of houses with more than 200 square meters decreased from 47 to 2. The total number of residential households increased, and the corresponding increase of 123 parking spaces was solved in the underground garage. After optimization, 62 small parking spaces, 28 micro parking spaces and 33 child parent parking spaces will be added to the underground garage (child parent parking spaces are only allocated to large households).
 
配建小学幼儿园
此次变更调整,除户数、车位数、居住人口外均无变化,90平方米以下户型面积占总住宅建筑面积比由 15.8%调整为36.4%,符合相关文件要求。变更后,户数增加,原规划配套12班幼儿园、24班小学,仍能满足相关要求,中学按照项目周边控规就近解决。

The proportion of the area of houses with an area of less than 90 square meters in the total residential construction area is adjusted from 15.8% to 36.4%, which meets the requirements of relevant documents. After the change, the number of households has increased, and the original planning supporting 12 kindergartens and 24 primary schools can still meet the relevant requirements, and the middle school will solve it nearby according to the surrounding control regulations of the project.
 

市规划局批复的蓝海新港城 (中岛组团改造)整体项目方案显示,该项目结合轮渡区域的改造进行整体规划建设,体现滨海休闲社区的核心功能,其中滨海预留了观光步行道,扩大港行服务业的规模效应。轮渡地块规划为超高层商务楼、观光客运中心,同时兼顾公交停车功能;地块南侧及沿海区域为特色居住街区,增添滨海景观商业功能;地块北侧设置商务办公、住宅及学校。这里也是云南路片区改造捆绑项目。项目规划范围东至四川路、西至海岸线、南至青岛造船厂南界、北至青岛冷藏厂北界,建成后将成为以中高端居住为主,集商业、办公、餐饮、酒店于一体的滨海公共休闲区。

 

The overall project plan of blue ocean new port city (reconstruction of Zhongdao group) approved by the Municipal Planning Bureau shows that the project carries out the overall planning and construction in combination with the reconstruction of the ferry area, reflecting the core functions of the coastal leisure community. Among them, a sightseeing pedestrian path is reserved in Binhai, expanding the scale effect of the Hong Kong travel service industry. The ferry plot is planned to be a super high-rise business building and a sightseeing passenger transport center, taking into account the bus parking function; The south side of the plot and the coastal area are characteristic residential blocks, adding the commercial function of coastal landscape; Business office, residence and school are set on the north side of the plot. This is also the Yunnan Road area reconstruction bundle project. The planned scope of the project extends to Sichuan Road in the East, the coastline in the west, the south boundary of Qingdao shipyard in the south, and the north boundary of Qingdao refrigeration plant in the north. After completion, it will become a coastal public leisure area integrating commerce, office, catering and hotels, mainly focusing on medium and high-end residence.
