在这片寸土寸金的核心地带,陆家嘴越凌大厦以”城市互动共生有机体”为设计哲学,于世纪大道黄金轴线上展开一场建筑与城市的深度对话。项目突破传统商办综合体的范式,通过多维度的空间策略,将金融动脉的高密度开发转化为城市活力触媒,塑造陆家嘴有机更新的一处标志性实践。

 

In this core area, Lujiazui Yueling Tower adopts the design philosophy of an “urban interactive and symbiotic organism,” engaging in a profound dialogue between architecture and the city along the golden axis of Century Avenue. Breaking away from the traditional paradigm of commercial-office complexes, the project transforms high-density financial development into a catalyst for urban vitality through multi-dimensional spatial strategies, creating a landmark practice in Lujiazui’s organic renewal.

Ⅰ 地块价值与设计挑战Ⅰ VALUE AND CHALLENGES

 

越凌大厦位于上海陆家嘴世纪大道核心地段,紧邻世纪大道,拥有优质的配套资源及完善的交通体系,2公里辐射圈内涵盖世纪公园生态绿肺。地块为住宅、办公、商业综合用地,总用地面积约9180.5 ㎡,容积率4.74。

 

Yueling Tower is located in the core area of Century Avenue in Lujiazui, Shanghai, adjacent to Century Avenue, with premium supporting resources and a well-developed transportation system. Within a 2-kilometer radius lies Century Park, an ecological green lung. The mixed-use site (residential, office, and commercial) covers a total area of approximately 9,180.5 square meters with a plot ratio of 4.74.

面对北侧既有住宅的日照限制,设计团队通过精细化日照模拟,生成了本案可建设包络图;同时,在立面设计上,充分考虑了区域城市关系,通过对周边建筑语言进行重组,形成既呼应区域特征又具当代辨识度的城市界面。

 

Facing sunlight restrictions due to existing residential buildings to the north, the design team generated the project’s buildable envelope through precise sunlight simulation. The façade design thoughtfully considers the urban context, reorganizing the architectural language of surrounding structures to create a contemporary yet regionally resonant urban interface.

Ⅱ 多维度的设计应答Ⅱ MULTIDIMENSIONAL DESIGN RESPONSES

 

项目主体由一幢14层办公商业塔楼和一幢8层住宅楼组成。对于处理与城市之间的空间关系,设计团队提出了五个核心设计概念。

 

The project consists of a 14-story office-commercial tower and an 8-story residential building. To address spatial relationships with the city, the design team proposed five core design concepts.

在建筑内部营造有内容的活动场所,办公塔楼设置跨层共享中庭,日均可承载会议、沙龙、展览等多元活动场景,形成垂直维度的活力发生器。

 

Inside the building, dynamic activity spaces are created. The office tower features a cross-floor shared atrium, accommodating diverse daily events such as meetings, salons, and exhibitions, forming a vertical dimension of vitality.

于城市而言,项目追求表达垂直方向的故事性。以地面下沉庭院为起点,逐级经过办公大堂、共享中庭,上至办公空间,最终抵达多层级的屋顶花园,构建了贯穿60米塔楼的连续性空间体验。每层级空间通过光影变化与视觉渗透,形成从城市地面到云端自然的渐进式叙事。

For the city, the project pursues a vertical storytelling experience. Starting from the sunken courtyard at ground level, the journey ascends through the office lobby and shared atrium to the office spaces, culminating in a multi-level rooftop garden—a continuous spatial experience spanning the 60-meter tower. Each level, through shifting light and visual permeability, creates a progressive narrative from urban ground to cloud-bound nature.

严苛的日照条件限制催生出自由流动的屋顶轮廓,跌落式绿化退台使屋顶成为可生长的“山林空间”,沿世纪大道一侧的城市界面呈现出更丰富的城市天际线。

 

Stringent sunlight constraints inspired a fluid rooftop silhouette. Terraced green setbacks transform the roof into a “mountain forest space,” enriching the urban skyline along Century Avenue.

建筑沿世纪大道界面布置内凹式下沉广场,塑造与城市互动的空间关系,借助多层次灰空间实现建筑与城市的相互渗透。

 

Along Century Avenue, the building features a recessed sunken plaza, fostering interactive spatial relationships with the city. Multi-layered transitional spaces enable mutual penetration between architecture and urban fabric.

Ⅲ 革新性呼吸式折面幕墙INNOVATIVE BREATHING FOLDED FAÇADE

 

为解决建筑外立面开窗及泛光照明导致的外观缺陷问题,设计团队通过视觉样板(VMU)进行了多轮细致的对比研究和优化,创新性地研发了新型透明呼吸式折面玻璃幕墙。

 

To address aesthetic flaws caused by exterior windows and floodlighting, the design team conducted multiple rounds of comparative studies and optimizations using visual mock-ups (VMU), innovatively developing a new transparent, breathing folded glass curtain wall.

折面玻璃幕墙的侧面穿孔弧面铝板外包设计,有效引导夏季风进入室内,又赋予了建筑立面更加灵动的视觉效果。此外,外立面还特别设置了外部遮阳元素以减少阳光直射。革新性的幕墙设计充分考虑了立面的外观美学、整体性与实用性,通过设计的精益求精实现了形式与功能的和谐统一。

 

The folded glass façade incorporates perforated curved aluminum panels on the sides, effectively guiding summer winds indoors while enhancing the building’s dynamic visual effect. External shading elements further reduce direct sunlight. This groundbreaking curtain wall design balances aesthetics, integrity, and practicality, achieving harmony between form and function through meticulous refinement.

陆家嘴越凌大厦始终围绕“城市互动共生有机体”来塑造建筑空间与建筑形象,于多样挑战的城市环境中塑造了一处“山林空间”。从关注城市人文与连接自然的角度,最大程度地提升了区域价值,让使用者在开放包容的公共空间中发生互动,为城市注入全新活力。

 

Lujiazui Yueling Tower consistently centers on the concept of an “urban interactive and symbiotic organism” to shape its spatial and architectural identity, crafting a “mountain forest space” within a challenging urban environment. By focusing on urban humanity and connecting with nature, it maximizes regional value, encouraging user interaction in open, inclusive public spaces and injecting new vitality into the city.
