奥体南区OS-10B城奥大厦项目位于北京市朝阳区奥体文化商务园区中心景观10号地的东北角,地上建筑面积约7万平米,地上19层,建筑最高点95米。建筑功能以商务办公为主。一类高层建筑。本项目为地上建筑,地下部分在奥体南区地下公共空间项目范围内,地下部分已建成,并已预留机电条件为地上建筑服务。

 

The OS-10B Olympic Building Project in South Olympic District is located in the northeast corner of the central landscape 10 of the Olympic Culture and Business Park in Chaoyang District, Beijing. The above ground building area is about 70000 square meters, 19 floors above the ground, and the highest point of the building is 95 meters. The main function of the building is business office. A type of high-rise building. This project is an aboveground building, and the underground part is within the scope of the underground public space project in the Olympic Sports South District. The underground part has been completed and mechanical and electrical conditions have been reserved to serve the aboveground building.

 

 

本项目位于一个规模超过10公顷的开放绿地之上,为了充分融入环境,并利用周边的景观文化资源,建筑通过柔和圆润自由的空间形态实现与周边道路和建筑的和谐对话。机动车由用地东侧进出,用地内设车行环路。地下车库设置1组双行坡道出入口,位于用地北侧,其他地库出口与奥体南区地下公共空间项目共用。建筑东北角为办公主入口,北侧、西南及南侧为商业主入口。地下一层与奥南地下公共空间相连,有通道连接周边各个地块及地铁站。

 

This project is located on an open green space with a scale of over 10 hectares. In order to fully integrate into the environment and utilize the surrounding landscape and cultural resources, the building achieves a harmonious dialogue with the surrounding roads and buildings through a soft, round and free spatial form. Motor vehicles enter and exit from the east side of the land, and there is a traffic loop inside the land. The underground garage is equipped with a set of dual ramp entrances and exits, located on the north side of the land. Other basement exits are shared with the underground public space project in the Olympic Sports South Zone. The northeast corner of the building is the entrance to the Princess Office, and the north, southwest, and south sides are the main commercial entrances. The underground first floor is connected to the public space of Onan underground, and there are passages connecting various surrounding plots and subway stations.

 

 

建筑功能为商务办公,本项目地下部分已经建成,其中地下一层与奥南地下公共空间B1层相连,设有有快速及慢速人行通道连接周边各个地块及地铁站。地下二层主要功能为地下车库,与奥体南区地下公共空间的地下车库相连通并共用坡道出口。地下三层主要功能为地下车库及机房,与奥体南区地下公共空间地下机房、市政管廊层连通,预留了为地上建筑服务的主机房。首层主要功能为商业、大堂、办公门厅,大堂两层通高,中区设置一个多功能厅,南侧靠近中心绿地位置设置局部边庭;二至十八层主要功能为高端商务办公,共享中庭位于三层,面积约1000平米,可容纳500人。十九层为设备层。

The main functions of the underground third floor are the underground garage and computer room, which are connected to the underground public space of the Olympic Sports South Area, the underground computer room, and the municipal pipe gallery floor. A host room is reserved for the above ground buildings. The main functions of the first floor are commercial, lobby, and office entrance hall. The lobby has two floors that are connected to each other, and a multi-functional hall is set up in the middle area. A local side court is set up near the central green space on the south side; The main function of the second to 18th floors is high-end business office, and the shared atrium is located on the third floor, with an area of approximately 1000 square meters and a capacity of 500 people. The 19th floor is the Mechanical floor.

 

 

方案取自于花样滑冰的运动轨迹,通过层层流动的轨迹生成动感的建筑形象与中央绿地自由曲线融为一体,同时回应了周边的弧形的城市道路,仿佛明珠一般镶嵌在场地之中。设计采用锯齿形幕墙单元和蓑衣装配幕墙来实现平直构件对曲面的拟合。每一层外幕墙通过锯齿形幕墙单元进行排布,形成错落匀致的肌理。中庭幕墙为了呼应外幕墙,同样采用锯齿单元幕墙形式,但区别在于每一个单元均出挑,层间内凹,巧妙拟合了层层收紧的内穹顶空间。

 

The plan is taken from the motion trajectory of figure skating, which generates a dynamic architectural image through layers of flowing trajectories and integrates with the free curve of the central green space. At the same time, it responds to the curved urban roads around it, like pearls embedded in the venue. The design adopts serrated curtain wall units and coir raincoat assembly curtain walls to achieve the fitting of flat components to curved surfaces. Each layer of external curtain wall is arranged through serrated curtain wall units, forming a staggered and uniform texture. The atrium curtain wall, in response to the exterior curtain wall, also adopts the form of serrated unit curtain wall, but the difference is that each unit is protruding and the floors are concave, cleverly fitting the inner dome space that is tightened layer by layer.

Under the overall coordination of our company's design team, we have completed various specialized design contents such as landscape, night lighting, steel structure, and curtain wall, achieving coordination and unity with the overall architectural concept, achieving the goals of precision, professional control, and quality improvement.

 

 

由于位于环形轴线上的地下柱子已经建成,为了实现与放射轴线控制的地上外幕墙柱的连接,在首二层采用V柱进行转换,将地下结构通过极具表现力的手法转换到楼上结构,同时符合结构受力特性。屋顶Y柱作为外幕墙柱在穹顶的延伸,同时也具备重要的视觉需求。为了降低截面尺寸,设计将其模拟树形分叉,在顶部收拢到一个圆环。内穹顶结构也沿放射轴线向中心汇聚到核心筒,最终与外穹顶网架联系在一起,形成了非常稳定的双层穹顶结构。

 

Due to the completion of the underground columns located on the circular axis, in order to achieve connection with the above ground external curtain wall columns controlled by the radial axis, V-columns are used for conversion on the first and second floors, converting the underground structure to the upstairs structure through highly expressive techniques, while complying with the structural stress characteristics. As an extension of the outer curtain wall column in the dome, the roof Y column also has important visual requirements. In order to reduce the cross-sectional size, the design simulates a tree like bifurcation and collapses it into a circular ring at the top. The inner dome structure also converges towards the center along the radial axis to the core tube, ultimately connecting with the outer dome grid, forming a very stable double-layer dome structure.
