首创·龙湾以来源于碧水蓝天的蓝，珊瑚礁的红，沙滩的金黄作为不同组团的主题概念，统一的大海主题赋予龙湾各具特色的海滨休闲情调。Ⅰ期海公馆以中心绿地为核心，以轴线为设计原点，着重打造公馆式景观礼仪，让入园归家的沿途景观呈现出阵列恭候的端庄风范。通过交错的绿轴，海景、山景、场馆等景观和海风、阳光共同形成立体布局。

Originated from the blue water and blue sky, the red coral reef and the golden beach, Longwan has been the theme concept of different groups since its inception. The unified sea theme endows Longwan with distinctive seaside leisure atmosphere. With the central green space as the core and the axis as the design origin, the Phase I Hai Mansion focuses on building the residence style landscape etiquette, so that the landscape along the way to the park and home presents the dignified style of array waiting. Through the crisscross green axis, the sea view, mountain view, venues and other landscapes, together with the sea breeze and sunshine, form a three-dimensional layout.

2008年10月省委省政府指示修建龙湾海滨中央商务区，葫芦岛市龙湾海滨CBD，是辽宁省提出建设沿海五点一线经济带发展战略的重点建设项目之一。首创龙湾项目位于龙湾CBD北侧沿海，总占地381亩，规划分为A、B、C、D四区，其中A、B、D三区为住宅用地，住宅类型以滨海观景高层为主，配合部分花园洋房及滨海别墅。C区为商业用地，以滨海商业、酒店、休闲娱乐、会展为主，兼容部分酒店式公寓。项目总地上建筑面积约90万平米，其中住宅及公寓面积78万平米，商业面积12万平米，总设计面积1050,000平方米。

In October 2008, the Provincial Party Committee and the Provincial Government directed the construction of the Longwan Coastal CBD, Huludao Longwan Coastal CBD, which is one of the key construction projects proposed by Liaoning Province to build the coastal five-point and one-line economic belt development strategy. The first Longwan project is located on the north coast of Longwan CBD, covering a total area of 381 mu. It is planned to be divided into four areas: A, B, C and D, of which, A, B and D are residential land. The residential type is mainly coastal observation high-rise, with some garden houses and coastal villas. Zone C is a commercial land, mainly for coastal commerce, hotels, leisure and entertainment, and exhibitions, and is compatible with some hotel-style apartments. The total floor area of the project is about 900000 square meters, including 780000 square meters of residential and apartment area, 120000 square meters of commercial area and 1050000 square meters of total design area.

法国VP建筑设计事务所承担了本项目的整体规划设计与建筑单体设计。在设计理念上通过连续的公共空间组织、相互联系交融的城市节点、和区内公共、半公半私密、私密空间的分级设计，强化居民的归属感。同时提倡社区的绿色建康理念，强调机动车和人流的分离。在山与海、城市与环境之间构建一种巧妙的过渡以及空间的层次感，打造海滨居住、度假休闲氛围的城市综合体。

French VP architectural design firm undertook the overall planning and design of the project and the design of individual buildings. In the design concept, the sense of belonging of residents is strengthened through continuous public space organization, interconnected urban nodes, and graded design of public, semi-public, semi-private and private spaces in the area. At the same time, it advocates the concept of green health building in the community, and emphasizes the separation of motor vehicles and human flow. Build an ingenious transition and a sense of spatial hierarchy between mountains and sea, cities and the environment, and create an urban complex with seaside living, vacation and leisure atmosphere.

海公馆把海洋元素充分融合到景观设计当中，包括中心广场的港口主题，整个社区的灯塔精神标志，贝壳主题的廊架、水景、座椅等元素，海螺主题的儿童活动区。首层8.7米豪华挑空大堂，堪比甲级写字楼的超大空间，并专设多功能业主休息区，以星级酒店大堂品质，向湾区生活献礼...

The 8.7-meter deluxe empty lobby on the first floor is comparable to the super large space of Grade A office building, and a multi-functional owner rest area is specially set up to present a gift to the life of the Bay Area with the quality of the star hotel lobby

Ⅰ期建筑创造性提出“三种尺度”的立面造型设计概念；高层立面简洁的框架和顶层的Penthouse盒子一起勾勒出清晰而又深具特色的轮廓，使得建筑从远、中、近三个不同距离呈现出不同的与城市尺度相适应的形象。整体户型在功能合理实用的前提下，以3米层高，彰显高端生活气度：以通透格局提高舒适度，并设计有大量可观山看海的阳台，已获得充足的视野、采光和通风，适应北方滨海气候。

Phase I building creatively put forward the concept of "three dimensions" facade modeling design; The concise frame of the high-rise facade and the Penthouse box on the top outline a clear and distinctive outline, which makes the building present different images from the far, middle and near distances that are compatible with the urban scale. On the premise of reasonable and practical functions, the overall house model shows high-end living style with a height of 3 meters: improve comfort with a transparent pattern, and design a large number of balconies that can view the mountains and the sea, which have obtained sufficient vision, lighting and ventilation, and adapt to the northern coastal climate.
