基地坐落在莫愁湖西侧，靠近公园北大门，西侧紧贴莫愁湖西路、交通便利、环境优雅，规划面积约为2.3公顷。 “莫愁别院”是对改地块的重新定位的主题。 “莫愁左岸、别院问古”是其主打的品牌口号。

莫愁水院介绍：莫愁水院由回廊串连荷厅、四方亭、莫愁女雕像等组成，水院回廊内有鲁迅等诸多名家的碑刻。
