成府路150号,北京/建筑设计
清华南门前的成府路得名于成亲王的府邸,西起北京大学东门,东到原北京钢铁学院,全段近四公里,东西两端分别与中关村北大街和学院路交汇。成府路这好听的名字却未必被在这一带上过几年学的学子们知道,因为这条路的每一个节点都太有名,比如中关村、五道口,更不要说八大院校。所以,和出租车司机说语言学院南门,比说去成府路可能更让不熟悉西边片区的司机明白些。同理,在这条近四公里长的路上,每一处地址在人们的心目中留下的不是门牌号,而是大厦名。
Chengfu Road, in front of the South Gate of Tsinghua University, is a 4km long avenue that connects Peking University and University of Science and Technology Bejing. The name of “Chengfu” comes from the former residence of a Qing Dynasty Prince.

蓝润大厦位于成府路南侧,正对清华南门路口。原计划作为商场的大厦,平面约为75m*90m见方。这栋楼虽然外貌不起眼,但社区居民都很熟悉,因为底层是连锁超市品牌“超市发”,而一直做不成商场的上层则正好被这一带竞争力最强的教培机构入驻,再有些不好用的面积被国际青年旅舍租用。随着北京首都功能意识的增强,在这条要被打造成海淀硅谷、却已经没有增量空间的大街上,像蓝润大厦这样的物业变成了需要被腾笼换鸟的稀缺资源。虽然这里的超市和教培项目运营得很好,但其使用价值远远低于物业潜力价值。所以作为国有公司的业主很有战略意识地将之转型为高端IT业的平台,吸引驻京最有国际竞争力的企业。
The Lanrun Building on the Chengfu Road is facing to the south entrance of Tsinghua University. Originally planned as a shopping mall with a 75m by 90m dimension in plan, this building was indeed used by mixed business patterns. The “Chaoshifa” supermarket at the ground level is a daily visit spot to the community. The upper levels were occupied by some educational institutions. Besides, a youth hostel also took a floor of this building. Under the current Beijing urban planning, Chengfu Road is to be upgraded into a high-tech Silicon Valley. As a state-owned business with an excellent location, the Lanrun Buildling is planned to become a platform hosting internationally competitive high-tech companies.

作为北京市重点关注的城市更新项目,海淀区政府对改造方案的选取也非常严格。这点从案名的更变就可以看到。区领导非常坚定地认为名字要叫“成府路150号”,就像英国的首相府叫唐宁街10号一样,名字既有范儿,又放大了成府路这条北京未来的硅谷。
As a key urban renewal project in Beijing, the government of Haidian District was very serious about the building renovation. This could be read by the change of this project name from “Lanrun Building” to “No.150 Chengfu Road”, which means to highlight the importance of Chengfu Road.

在前面十余版方案都难以通过的情形下,URBANUS都市实践在受邀参与项目设计时,就意识到要认真总结下前人失利的原因。原因很简单:之前的方案只是在做立面改造。这种只是在开窗方式上的涂脂抹粉,显然领导直觉上就很不认同;但设计师只言片语地去领会领导对材料和形式的具体意见,又更不得要领。如此恶性循环,越改越郁闷,而且大楼的闲置期越来越长,如果不及时改造好,甲方的一个目标客户也很难被稳住。着急的甲方催促我们尽快拿出一个新的立面,让区领导首肯,有了方向以后再做里面的平面调整。显然,只是立面改造,既不是我们的方法,更不是我们的长项。
When more than ten versions of the previous plan were difficult to pass, Urbanus urban practice realized that it was necessary to carefully summarize the reasons for the failure of predecessors when invited to participate in the project design. The reason is very simple: the previous scheme was only facade reconstruction. This is just a whitewash on the way of opening windows. Obviously, the leaders intuitively disagree; However, it is even more pointless for designers to understand the specific opinions of leaders on materials and forms in a few words. In such a vicious circle, it is more and more depressed, and the idle period of the building is longer and longer. If it is not reconstructed in time, one of Party A's target customers is difficult to be stabilized. Anxious Party A urged us to come up with a new facade as soon as possible for the approval of the district leaders. When we have a direction, we can make the plane adjustment inside. Obviously, it's just facade transformation, which is neither our method nor our strength.

我们的长项是从问题找到答案。作为国有公司,这个项目的问题不是如何能够租出物业,而是招来能够为海淀GDP和税收做出贡献的高科技企业。然而,招来企业也只是表面的问题,实质性的问题是作为IT企业生产力主体的年轻人愿意不愿意来,显然,这是单纯的立面改造所不能解决的。
Our strong point is to find the answer from the question. As a state-owned company, the problem of this project is not how to rent out the property, but to attract high-tech enterprises that can contribute to Haidian's GDP and tax revenue. However, attracting enterprises is only a superficial problem. The substantive problem is whether young people, as the main productive force of IT enterprises, are willing to come. Obviously, this can not be solved by simple facade transformation.
蓝润大厦因为没有地下停车库,所以院子几乎全被车位和车道占满,周边也没有和大楼毗邻的公共配套,大楼成为一个孤岛。所幸大楼屋顶是个无敌景观的露台,北望清华,西眺三山五园,如果把这个屋顶改造为适合年轻人娱乐业态的空间,这个物业肯定非常吸引人。于是,我们找到了改造的思路:如何通过内部和外部的改造把人引导到屋顶,并把这种内在的运动通过外表表达出来。由于有这个内在的逻辑,外部变化也有了依据。这个突破了仅仅是“立面改造”的思路得到了业主的认同,但在区领导那里还有更高的要求,希望在有活力的前提下,还要和清华的学府气息结合起来。
Lanrun building has no underground parking garage, so the yard is almost full of parking spaces and lanes, and there is no public supporting facilities adjacent to the building. The building has become an isolated island. Fortunately, the roof of the building is an invincible terrace, overlooking Tsinghua in the north and three mountains and five gardens in the West. If this roof is transformed into a space suitable for young people's entertainment business, this property must be very attractive. Therefore, we found the idea of transformation: how to guide people to the roof through internal and external transformation, and express this internal movement through appearance. Because of this internal logic, external changes also have a basis. This breakthrough is only the idea of "facade transformation", which has been recognized by the owners, but there are higher requirements for the district leaders. It is hoped that on the premise of vitality, it will be combined with the atmosphere of Tsinghua University.

最终的方案是一个对上述思考的简约回应:建筑外立面采用了有清华“红区”特色的砖幕墙体系,用硬朗的线条在立面上表达出上下空间之间的对接:入口门厅挖出一个浅的四层高吹拔,形成倒梯阶行向上向天攀爬的空间;屋顶花园在外立面上下沉两层,形成自上而下向地拥抱的空间,并撕开外立面一个倒三角的豁口。这样的构图通过内外的连贯性突破了只是立面改造的格局,激活了内部空间。
The final plan is a simple response to the above thinking: the building facade adopts the brick curtain wall system with the characteristics of Tsinghua "red area", and uses strong lines to express the connection between the upper and lower space on the facade: a shallow four storey high is dug out in the entrance hall to form a space for climbing up the inverted ladder; The roof garden sinks two floors on the facade to form a space to embrace from top to bottom, and tear open an inverted triangular gap on the facade. This composition breaks through the pattern of facade transformation and activates the internal space through internal and external coherence.

这个逻辑的改动在建筑的方案图纸上费了一番周折,好不容易使得功能、流线、出租分割、防火等等的问题得到解决,但在结构设计上又遇到了巨大的挑战。首先是因为破了楼板,这样就要求结构要按新规范重新计算,而结构规范已经比现有建筑跨越了两代,即使不做任何更改,也要有大量的结构加固。这种不合理性是旧改中最令人头疼的,这也难怪在这个方案上折腰的先烈们只是做了立面的涂脂抹粉。其次是对最经济的加固方法的研究,因为如果加固所有的结构,不仅仅造价不允许,现场的条件更不允许。
This logical change took a lot of trouble in the architectural scheme drawings, which finally solved the problems of function, streamline, rental division, fire prevention and so on, but it encountered great challenges in structural design. First of all, because the floor is broken, the structure is required to be recalculated according to the new code, which has spanned two generations compared with the existing buildings. Even without any change, there must be a lot of structural reinforcement. This kind of irrationality is the most troublesome thing in the old reform. No wonder the martyrs who bowed down in this scheme only painted the facade. The second is the research on the most economical reinforcement method, because if all structures are reinforced, not only the cost is not allowed, but also the site conditions are not allowed.
因此,结构工程师经过大量的比较方案,最终选择了对若干结构柱进行了加固的平衡刚度方法。当然,更大的挑战是锯掉柱子。使用方提出要做一个国际会议厅,但必须放在一层方便外来人员进出的位置,这意味着要有结构切割大手术,需要在首层用梁抬柱方式打造一个两层通高空间。
Therefore, after a large number of comparison schemes, the structural engineer finally chose the balanced stiffness method to strengthen several structural columns. Of course, the bigger challenge is sawing off the pillars. The user proposes to build an international conference hall, but it must be placed on the first floor to facilitate the access of outsiders, which means that there must be major structural cutting surgery, and a two-story through height space needs to be created by lifting beams and columns on the first floor.
这个设计在现场施工中极为壮观,首先对报告厅顶部十字梁和与其连接的柱子进行加固,待受力稳定后,再对其下方的立柱,楼板与梁进行拆除作业。所以虽然需要改造的是二层楼板,但因为要加固三层的柱子,三层的楼板也要先被拆除。这些在建筑方案中不曾想到的细节如果过早地被告知的话,或许我们也不会这么做了。所以许多机会都成就于无知者无畏。
This design is very spectacular in the on-site construction. Firstly, the cross beam at the top of the lecture hall and the columns connected with it shall be reinforced. After the stress is stable, the columns, floors and beams below it shall be demolished. Therefore, although the second floor slab needs to be reconstructed, the third floor slab must be removed first because the columns on the third floor need to be strengthened. If we had been told these details that we had never thought of in the architectural scheme too early, perhaps we would not have done so. So many opportunities come from the fearlessness of the ignorant.

伴随着旧改的常规问题我们也没少遭遇,比如上位规划问题。例如,大楼西侧有条十几年前在大拆大盖时代规划的道路,再过几十年后也不会再建,但原建筑的外轮廓已非常靠近那个规划要扩建马路的用地红线之退线,而我们的外墙要做幕墙系统,外结构又要加固放大。如和满足这种子虚乌有的上位条件,无疑要付出很多内卷化的心思。再如场地有很多管线邻近小区的过路管线,使得在施工中放弃了大开挖的方式,而是使用局部定点开挖的方式,对地下结构部分进行加固。这些施工方式也成了建筑设计的有机部分。
With the conventional problems of the old reform, we have encountered many problems, such as superior planning. For example, on the west side of the building, there is a road planned in the era of demolition and construction more than ten years ago, which will not be built in a few decades, but the outer contour of the original building is very close to the retreat line of the land red line planned to expand the road, and our outer wall needs to be a curtain wall system, and the outer structure needs to be strengthened and enlarged. If you want to meet this illusory upper condition, you will undoubtedly have to pay a lot of involution. Another example is that there are many pipelines passing through the neighborhood, which makes the way of large excavation abandoned in the construction, but the way of local fixed-point excavation is used to strengthen the underground structure. These construction methods have also become an organic part of architectural design.
当然,迎接旧改本身的技术挑战也带来了设计和施工中无数的成就感。为了在北立面形成一个倒锥形的挑空中庭,我们拆除掉了北侧一根原有结构柱,并逐层拆除二三四层局部楼板与梁,并对四层顶部过梁进行了加固处理。然而三层楼板出挑过大又一度使方案无解,最终想出用从上层新增出一根悬吊柱来解决此问题。再如,屋顶下沉花园处有两片较大的砖幕墙伸出于建筑主体范围之外,有倾覆或扭曲的危险,也有变形的可能,而我们又不想在后面有较深的拉接,最后几经方案修改,用刚度较强的钢桁架体系来解决。这些挑战都曾经使方案变得山穷水尽。
Of course, meeting the technical challenges of the old reform itself has also brought countless sense of achievement in design and construction. In order to form an inverted conical hollow atrium on the North facade, we removed an original structural column on the north side, removed local floors and beams on the second, third and fourth floors layer by layer, and strengthened the lintel on the top of the fourth floor. However, the overhang of the third floor slab was too large, which once made the scheme unsolvable. Finally, we came up with a new suspension column from the upper layer to solve this problem. For another example, there are two large brick curtain walls extending out of the main scope of the building at the sunken garden of the roof, which are in danger of overturning or twisting, and there is also the possibility of deformation. However, we don't want to have deep pull connection at the back. Finally, after several modifications, we use the steel truss system with strong stiffness to solve it. These challenges have made the programme exhausted.

最有戏剧化的经验是砖幕墙。我们在天津的砖供应商在疫情隔离期过后,不幸倒闭,这意味着一套技术检测程序要从新开始。虽然这个设计看起来不起眼,但高度上超出了一般使用砖幕墙的案例,施工方法要有实验室认证。好在业主在宜兴找到了更合适的供应商,砖的材料质量也更好。砖的拼花方式现在也常见,而每一种拼花又和其砌筑方法和孔洞有关,在电脑里一块块砖的搭接推敲必不可免。但这还不是最伤脑筋的,更隐性地折磨建筑师的是砌筑过程中如何见招拆招地解决问题,例如当空洞暴露时如何填补以防水,再如工地存货不足时如何平衡各种铺砌用量,等等。
The most dramatic experience is brick curtain wall. Our brick supplier in Tianjin unfortunately closed down after the quarantine period, which means that a set of technical testing procedures should start again. Although this design looks insignificant, it is higher than the general case of using brick curtain wall, and the construction method should be certified by the laboratory. Fortunately, the owner found a more suitable supplier in Yixing, and the material quality of bricks is also better. Brick mosaic is also common now, and each mosaic is related to its masonry method and holes. It is inevitable to consider the overlapping of bricks in the computer. However, this is not the most troublesome thing. What more implicitly torments architects is how to solve problems in the masonry process, such as how to fill the holes to prevent water when they are exposed, and how to balance the amount of paving when the site inventory is insufficient, and so on.

All these technical efforts are to achieve a goal of turning space into productivity and enabling young talents to give full play to their talents in a personalized alternative space. As a charging garden, the roof is paved with bricks and integrated with the facade of the building to create a refined outdoor space. In this environment, looking at the buildings in front of Tsinghua in which high-tech enterprises have settled, it is completely different from the noisy traffic and people on the ground. We can really feel that in the fierce international technology competition, the architectural space environment with the technological growth of our enterprises is getting better and more international. This iteration of the material environment is one of the foundations for our international competitiveness and confidence.
