项目基地位于福建省泉州市鲤城区，处于江南片区的核心位置。地块四侧临路，交通便利：东接江滨南路，南侧毗邻规划中的跨江大桥—延陵大桥，西、北两侧临规划道路，整体呈不规则的梯形。总用地面积为56406.95平方米，约为84.6亩，按规划要求分为A、B两个地块，A地块为住宅功能，B地块为酒店功能，其中酒店部分占36%，用地约20306.5平方米，住宅及沿街商业部分占64%，合36100.4平方米，两个地块地上总建筑面积约为197000平方米，地块现状相对平坦。
