工程概况：

五福广场项目位于曲阜市球霸片区，静轩西路以南，五福路以西，逵泉路以北。北侧后退静轩路道路中心线51米，西侧后退用地界线不小于6米，东侧后退五福路道路中心线35米，南侧退逵泉路道路中心线30米。总用地面积7.4484公顷。其中城市道路用地1.3287公顷，建设用地面积6.1197公顷。

Project Overview:

The Wufu Square project is located in Qiba District, Qufu City, south of Jingxuan West Road, west of Wufu Road, and north of Kuiquan Road. To the north, retreat 51 meters from the centerline of Jingxuan Road, to the west, retreat no less than 6 meters from the land boundary, to the east, retreat 35 meters from the centerline of Wufu Road, and to the south, retreat 30 meters from the centerline of Kuiquan Road. The total land area is 7.4484 hectares. Among them, 1.3287 hectares of urban road land and 6.1197 hectares of construction land are used.

总建筑面积为136646平方米，其中地上建筑面积102687平方米，地下建筑面积31180平方米，容积率1.68，建筑密度28.1%，绿地率36%。本项目位于曲阜市老城区，由于距离曲阜市孔庙较近，建筑高度受到限制，以多层为主，辅以小高层。最高建筑不超33米。

The total building area is 136646 square meters, including 102687 square meters of ground building area, 31180 square meters of underground structure area, floor area ratio of 1.68, building density of 28.1%, and green space rate of 36%. This project is located in the old urban area of Qufu City. Due to its proximity to the Confucius Temple in Qufu City, the height of the building is limited, mainly consisting of multiple floors, supplemented by small high-rise buildings. The highest building does not exceed 33 meters.

小区规划沿静轩路和五福路沿街商业和住宅楼12栋（其中4栋11层的小高层、4栋花园洋房、4栋多层和沿街商业）四种物业形态。小区有两个出入口，五福路上设置了小区的主入口，逵泉路上设置了小区次入口。

There are four types of property types planned for the community, including 12 commercial and residential buildings along Jingxuan Road and Wufu Road (including 4 small high-rise buildings with 11 floors, 4 garden houses, and 4 multi-story and commercial buildings along the street). The community has two entrances and exits, with the main entrance set up on Wufu Road and the secondary entrance set up on Kuiquan Road.
