本项目为居住项目,设计使用年限为50年,抗震设防烈度为8度,均为高层建筑。地块内为人车分流,停车位标准为每户两辆,均为地下停车,地下功能主要包括汽车库及人防(功能为人员掩蔽及物资库)。节能设计标准为绿建三星。品质定位为高档小区,单元楼型为两梯两户及两梯三户,户型面积区间95平至322平,主力户型面积为200平米左右三居室,全装修交房,设置智慧家居控制系统,立面简洁的新古典风格,材质为干挂石材。

建筑专业-设计理念与技术策略

本项目位于朝阳区望京地区,北临南湖北一街,东至南湖南路,南至金隅丽港城,西至首开知语城小区C1#C2#楼,南湖北街北侧相邻为星海明珠小区及南湖中园小学。用地东西长约210m,南北长约65m。项目内共计四栋楼,三栋住宅,一栋配套公建。住宅楼居于场地内部,配套公建位于地块东北角沿街角布置。社区主要人行出入口位于场地北侧,东侧开设次入口,配套公建沿街开放。社区机动车出入口两个,分别位于场地北侧主入口附近和东侧配套公建西侧,内部交通组织为人车分流,机动车直接进入地下车库,内部道路仅为消防环路,在地下通过电梯直接入户,三栋住宅楼均有挑空单元大堂。本项目难点在于场地南北进深较小,周边均为已建成现状,对场地内的限制条件较多。在条件较为苛刻的情况下,设计重点难点既要保证户型的品质,同时应满足消防日照等规定要求。在楼栋排布及户型设计上进行了精细化设计,合理的设置层高,最大化利用可建设高度,局部采用退台的手法。外立面采用简洁的新古典风格,浅米色调,更能符合高品质的定位,与周边区域相协调。周边三段式划分削弱了建筑的体量感,精致的石材线脚和适宜的开窗比例增强了尺度感。运用色彩变化演绎门头装饰,精致的铭牌、门环、壁灯以及门前金属雕塑,柱子的流线、门墙顶饰等细节利用不同材料或装饰纹样进行多样性演变。小区入口、住宅单元入口重点处理,烘托加强仪式感、尊贵感。在景观设计中,C03#、C04#楼围合出集中绿地,在有限的用地内尽可能提供更多的景观资源,注重营造具有心灵归属感的社区环境,以具有丰富文化底蕴的山水庭院为蓝本,围绕"水色·自然"的环境主题,构筑轻松、自然、休闲、健康生活方式的理想住区。国风尚樾项目以智能家居及智慧社区方案为亮点。智慧家居控制系统包含窗帘控制系统、外卷帘控制系统、温度控制系统、空气质量管理系统、太阳能热水控制系统、能源监控系统、场景切换系统、六道安防系统、可视对讲系统等。

 

Architecture - Design Philosophy and Technical Strategy

This project is located in the Wangjing area of Chaoyang District, adjacent to South Hubei First Street to the north, Nanhu South Road to the east, Jinyu Ligang City to the south, and C1 # C2 # Building of Shoukai Zhiyucheng Community to the west. To the north of Nanhu North Street is Xinghai Mingzhu Community and Nanhu Zhongyuan Primary School. The land is approximately 210m long from east to west and 65m long from north to south. There are a total of four buildings, three residential buildings, and one supporting public building in the project. The residential building is located inside the site, and the supporting public buildings are located at the northeast corner of the plot along the street corner. The main pedestrian entrance and exit of the community is located on the north side of the site, with a secondary entrance on the east side and supporting public buildings open along the street. There are two entrances and exits for community motor vehicles, located near the main entrance on the north side of the site and on the west side of the supporting public building on the east side. The internal traffic organization is divided into people and vehicles, and motor vehicles directly enter the underground garage. The internal road is only a fire protection loop, and users can enter the house directly through elevators underground. All three residential buildings have empty unit lobbies. The difficulty of this project is that the depth of the site from north to south is relatively small, and the surrounding areas are already built, with many restrictions on the site. In harsh conditions, the key and difficult points of design should not only ensure the quality of the unit type, but also meet the requirements of fire protection, sunlight, and other regulations. Refined design has been carried out in the layout and layout of buildings, with reasonable floor heights set to maximize the utilization of buildable height, and partial use of platform retreat techniques. The exterior adopts a simple neoclassical style with a light beige tone, which better matches the high-quality positioning and coordinates with the surrounding area. The surrounding three section division weakens the sense of volume of the building, while the exquisite stone molding and appropriate window proportions enhance the sense of scale. The use of color changes to interpret door decoration, exquisite nameplates, door rings, wall lamps, and metal sculptures in front of the door, as well as the flow lines of columns, door wall top decorations, and other details, are diversified and evolved using different materials or decorative patterns. The entrance of residential areas and residential units should be treated with emphasis to enhance the sense of ceremony and dignity. In landscape design, buildings C03 # and C04 # are enclosed with concentrated green spaces, providing as much landscape resources as possible within limited land use. Emphasis is placed on creating a community environment with a sense of spiritual belonging. Based on the rich cultural heritage of the landscape courtyard, the ideal residential area is built around the environmental theme of "water color · nature", which is a relaxed, natural, leisure, and healthy lifestyle. The Guofeng Shangyue project highlights smart home and smart community solutions. The smart home control system includes curtain control system, external roller shutter control system, temperature control system, air quality management system, solar hot water control system, energy monitoring system, scene switching system, six channel security system, visual intercom system, etc.

 

 

结构专业-设计特点

本工程由3栋高层住宅、1个配套商业及与其连接的地下车库组成。主楼结构形式为全现浇剪力墙结构。抗震设防烈度8度0.20g;抗震设防类别为丙类;设计地震分组为第一组。本工程主楼采用CFG桩进行地基处理,保证复合地基承载力满足设计要求,并且控制沉降满足规范的要求。配套商业采用框架剪力墙结构。地下结构部分超长不设永久缝,通过设置后浇带等措施解决混凝土温度收缩问题,现已投入使用,反映良好。地下车库采用梁板结构体系。根据我们经验,综合考虑结构受力合理、满足规范、精心分析,通过对多种方案的比较,用于顶板工程设计中。通过现场与施工单位交底,与其他工程比较及现场施工证明这是比较经济的方案,用钢量小于合同约定值。住宅结构采用竖向逐渐变墙厚200mm-160mm,优化建筑平面布局,既满足规范规定的整体刚度的要求,又有效节约混凝土用量,减轻结构自重及地震作用,也对基础设计提供了优化条件,同时也满足住宅功能的需求。做到了住宅精细设计,得到了甲方的好评。

 

Structural Specialty - Design Features

This project consists of three high-rise residential buildings, one supporting commercial building, and an underground garage connected to it. Based on our experience, taking into account the reasonable structural stress, compliance with regulations, and careful analysis, we have compared various schemes and applied them to the design of roof engineering. Through on-site disclosure with the construction unit, comparison with other projects, and on-site construction, it has been proven that this is a more economical solution, with a steel consumption less than the agreed value in the contract. The residential structure adopts a vertical gradually changing wall thickness of 200mm-160mm to optimize the building layout, which not only meets the overall stiffness requirements specified in the specifications, but also effectively saves concrete consumption, reduces the structural self weight and seismic effects, and provides optimization conditions for foundation design, while also meeting the functional requirements of the residential building. We have achieved precise residential design and received high praise from Party A.

 

 

暖通专业-技术特点
