Lize Planning Plan Optimization and Upgrade

 

项目位于北京西南二环和三环之间,本次优化提升研究范围约8.09平方公里,核心区用地约2.81平方公里,地上总建筑面积约650万平方米,除保留用地外,规划实施率约50%。

 

The project is located between the second and third ring roads in the southwest of Beijing. The scope of this optimization and improvement research is about 8.09 square kilometers, with a core area of about 2.81 square kilometers and a total aboveground construction area of about 6.5 million square meters. In addition to reserved land, the implementation rate of the plan is about 50%.

 

 

本次优化转变传统的规划理念,强调“以人为本”,提高人的生活环境品质;关注“城市病”,加强对文化、生态、城市基础设施等资源的科学保护和高效利用。

 

This optimization changes the traditional planning concept, emphasizing "people-oriented" and improving the quality of people's living environment; Pay attention to "urban disease" and strengthen the scientific protection and efficient utilization of resources such as culture, ecology and urban infrastructure.

方案优化了“以人为本”的城市功能,构建高服务水准的混合功能结构, 完善高效便利的复合功能布局,实现区域内职住平衡;

提升了城市形态和环境品质,通过设计手段实现建筑空间与绿色公共空间充分融合,优化城市尺度,重塑舒缓有序的城市天际线,建设“小街区、密路网”的开放街区,保障城市道路与两侧用地界面一体化设计,同时加强文化和自然资源的保护利用;

构建高效便捷的地下城,地下通过构建“共享中庭”提升全联通品质,地面通过内外两个圈层分流公共交通及社会车辆。

设计评述

丽泽金融商务区规划优化升级概念方案符合城市总体规划,但仍有几个方面内容可以提高:高点定位,配套服务设施规划需重点突出高品质,切实提升丽泽地区的吸引力;深入研究丽泽与金融街的交通联系,实现两个地区的协同发展;遵循“小街区、密路网”的设计理念,适当增加路网密度;深入挖掘丽泽文化资源和生态资源,助力丽泽发展。

 

Design Review

The conceptual plan for optimizing and upgrading the planning of the Lize Financial and Business District is in line with the overall urban planning, but there are still several aspects that can be improved: high positioning, supporting service facility planning should focus on highlighting high quality, and effectively enhance the attractiveness of the Lize area; Conduct in-depth research on the transportation connection between Lize and Financial Street to achieve coordinated development between the two regions; Following the design concept of "small blocks and dense road networks", increase the density of the road network appropriately; Deeply explore the cultural and ecological resources of Lize, and assist its development.
