建设用地位于中关村软件园二期西南角,北临软件园南街,东临软件园西三路,南临西北旺南路,西临西北旺东路。本工程建设用地为两块,分别为M-1用地及N-3用地,主楼位于M-1用地,能源中心配楼位于N-3用地。项目交通组织与外部连接的主要出入口位于软件园南街与软件园西三路一侧。用地内部道路设置按人车分流原则,同时,合理设计车行流线,实现“简短、便捷”,与步行流线尽量减少交叉。

The main entrance and exit for the project traffic organization and external connection are located on the side of Software Park South Street and Software Park West Third Road. The internal roads of the land should be set according to the principle of pedestrian and vehicle separation, and the vehicle flow line should be reasonably designed to achieve "brevity and convenience", while minimizing intersections with pedestrian flow lines.

The project is located on plot N-3 and M-1 of Zhongguancun Software Park Phase II (West Expansion), and is the headquarters office building of Tencent Technology (Beijing) Co., Ltd. in Beijing, which can accommodate approximately 7500 employees. Main functions of the building: The office area covers 75% of the total building area, with approximately 25% of the building area used for multiple facilities, such as employee restaurants, sports facilities, education colleges, and other facilities that provide support for Tencent employees, ensuring their welfare, interpersonal communication, and continuous professional development. According to the "General Principles for Design of Civil Buildings" and the "Unified Standard for Reliability Design of Building Structures" (GB50068-2001), this project is classified as Class I with a durability period of 50 years.

主楼地下三、二层为员工停车及设备用房;地下一层为访客停车,后场卸货区,北侧为形象店,餐厅与厨房,中区为演播功能和展厅,南区为员工运动设施及设备用房等。首层为员工大堂、早餐厅,中区为演播功能,南区为员工运动设施,西南侧为公众大堂,东南侧为VIP大堂。二层为行政办公,腾讯学院,开敞办公室,大中小教室,多功能厅,IT机房等。三至六层为开敞办公室。七层为总办餐厅及总办办公室等。能源中心配楼地下二层为制冷机房及其配电及控制室、IT中心制冷机房等。地下一层为员工自行车停车场、消防水池、消防水泵房、空调机房、空调机房、卫生间等。首层为锅炉房、热交换站、物业管理中心、柴油发电机房、10KV分界室、高压配电室、变电室等。

The concept of architectural design is "cohesion, integration, and communication", providing employees with a new way of life and work. The building adopts a square shape, with stability, simplicity, and a sense of thickness, making it a solid block in the software park. The super large flat surface of 180 meters by 180 meters makes the indoor working environment more like a city rather than a simple building. The bottom chamfer defines the entrance, and the lightweight visual effect makes the building seem to float from the ground. The top retreat creates a beautiful outdoor area. The indoor and outdoor courtyards make the oversized floors rich and diverse, and also provide opportunities to interact with nature.

设计团队全程采用BIM正向设计的方式,通过设计策划,确定了设计流程,明确了技术路线,建立了协同平台,制定了BIM设计导则及编码手册。各专业设计师从方案阶段开始,初步设计、施工图设计阶段均采用全专业BIM技术系统协同平台工作,提高了设计质量,提高了设计效率。
