Among many elderly care models, Taikang Home has emerged as a standout in the field of high-quality commercial elderly care institutions due to its unique business model and core philosophy. As an innovative practice by Taikang Group integrating the insurance and elderly care industries, Taikang Home not only has a broad presence across the country but also distinguishes itself with its focus on the integration of medical care and elderly care. 泰康之家苏园二期，正是在这一理念的指导下推出的又一作品。项目位于南京市仙霞区泰康仙林鼓楼医院片区，紧邻泰康（南京）国际医学中心，地理位置优越。苏园二期不仅依托先进的医疗资源，更在设计上独树一帜，旨在为老年人提供更加贴心、专业的照护服务。

Taikang Home Su Garden Phase II is another project launched under this guiding philosophy. The project is located in the Xianlin area of Nanjing, near the Taikang (Nanjing) International Medical Center and Taikang Xianlin Gulou Hospital, benefiting from a superior geographic location. Su Garden Phase II not only relies on advanced medical resources but also features a unique design that aims to provide more personalized and professional care services for the elderly.

苏园二期的设计延续了苏园一期的核心理念，即营造宜人的建筑空间尺度与家庭般的温馨氛围，从而实现去机构化的目标。与苏园一期以自主生活为主不同，苏园二期主要定位于看护型养老功能，包括约250间专业护理单元和84间记忆障碍照料单元。因此，在设计上，项目采用了大围院的总体布局，旨在提供安全、专业的照护服务的同时，让老年人感受到家的温馨与自由。

The design of Su Garden Phase II continues the core philosophy of Su Garden Phase I, which is to create a pleasant architectural space and a homelike, warm atmosphere, thus achieving the goal of deinstitutionalization. Unlike Phase I, which focuses on independent living, Phase II is mainly focused on care-based elderly care functions, including about 250 specialized nursing units and 84 memory care units. Therefore, the project adopts a large courtyard layout, aiming to provide secure, professional care services while allowing the elderly to feel the warmth and freedom of home.

外整内活External Form, Internal Activity

在整体布局方面，苏园二期在中部与医学中心入口相对应的位置设置了主入口和核心共享设施。这一设计打破了完全封闭的围合院落，巧妙地形成了两个可分别管控的次级区域——专业护理区和记忆障碍照料区。这样的布局既确保了不同功能区域的独立性与安全性，又便于管理与服务。同时，单层高度的核心公共体量置入、屋顶花园的组织以及内部体块的错动关系，共同塑造了丰富多样的内部空间形态，为老年人提供了多元化的活动空间与交流场所。

In terms of overall layout, Su Garden Phase II places the main entrance and core shared facilities at the center, aligned with the entrance to the medical center. This design breaks away from the completely enclosed courtyard, cleverly creating two secondary areas that can be independently managed: a professional care area and a memory care area. This layout not only ensures the independence and safety of different functional areas but also facilitates management and service. At the same time, the single-story height of the core public spaces, the organization of the rooftop garden, and the shifting relationships between internal masses together create a rich and diverse internal spatial experience, providing the elderly with varied activity and social spaces.

守望聚落The Watchful Settlement

为避免形态体量过于连续巨大而产生压抑感，项目将整个环形体量分解为12个体块的错动组合。其中4个中心体量被巧妙地设置为公共服务台和休息区，它们不仅承担服务功能，还成为可以俯瞰其他6个体量的“守望塔”。这样的设计丰富了建筑的空间层次，增强了空间的通透性和互动性。错动的体量与底层公共服务板块共同形成了聚落般的空间感受，使老年人在其中能够找到归属感和亲切感。同时，这样的布局也有效避免了内部空间出现冗长的走廊，从而形成了更具节奏感和街巷特色的内部空间体验。

To avoid an oppressive feeling from overly continuous and large volumes, the project breaks down the entire circular mass into a shifting combination of 12 blocks. Four central volumes are cleverly set as public service desks and rest areas, which not only serve functional purposes but also act as “watchtowers,” providing views over the other six blocks. This design enriches the building’s spatial layers, enhancing transparency and interactivity. The shifting volumes, together with the ground-level public service modules, create a settlement-like spatial experience, allowing the elderly to find a sense of belonging and warmth. This layout also effectively avoids long corridors, creating a more rhythmic, street-like internal space experience.

山水相依

Mountains and Water in Harmony

在风貌规划上，苏园二期同样精益求精。项目区位依山傍水，自然风光优美。为了与周边环境相协调，项目采用了坡屋顶的设计导向，并通过一种更为整体、连续的折坡屋面形式来呼应南京传统建筑的风貌。这一设计不仅展现了地域文化的特色，还与周边的山体景观相得益彰。同时，内院的开口方向也精心引导视线望向远处的山峰，使老年人在享受高品质养老服务的同时，也能领略大自然的美景，感受身心的愉悦与放松。

In terms of aesthetic planning, Su Garden Phase II is equally meticulous. The project is situated near mountains and water, offering beautiful natural scenery. To harmonize with the surrounding environment, the project adopts a sloping roof design, using a continuous folded roof form to reflect the traditional architectural style of Nanjing. This design not only highlights regional cultural characteristics but also complements the surrounding mountainous landscape. Moreover, the orientation of the inner courtyard is carefully designed to guide views toward distant peaks, allowing the elderly to enjoy high-quality elderly care services while appreciating the beauty of nature, bringing joy and relaxation to both body and mind.
