A carefully considered urban renewal scheme, transforming a Victorian industrial building in London’s West End into a vibrant, sustainable mixed-use space that honours its architectural heritage and enlivens the surrounding public realm.

Commissioned by SGLLP, a joint venture between Span Group Ltd and Pearl & Coutts Ltd, this transformative project breathes new life into a historic industrial building in the heart of London’s Seven Dials. The Arclight development creates best-in-class, sustainable living and workspaces that honour the site’s rich architectural history while meeting contemporary urban needs.

这座建筑最初建于1886年,曾作为发电厂,为斯特兰德大街(The Strand)上的皇家阿德尔菲剧院(Royal Adelphi Theatre)提供碳弧灯照明。二战期间,建筑被国防部征用用于军火生产,随后改造为办公空间,地下室则长期处于闲置状态。

 

Originating as an electricity generating plant in 1886, the building once powered the carbon arc lights of the Royal Adelphi Theatre on The Strand. During the Second World War, it was requisitioned by the Ministry of Defence for munitions production, before being converted to office space with a disused basement.

此次改造采用部分保留与新建相结合的方式,总投资2,280万英镑,涵盖50,000平方英尺的空间,包含四套阁楼风格公寓,以及横跨八层、总面积30,000平方英尺的A级办公空间。核心空间“发电大厅”(Dynamo Hall)曾是伦敦剧院区的发电机房,如今已被改造为一座四层高、13.5米通高的现代办公中庭。

 

Part reuse part new built, this sensitive £22.8m intervention spans 50,000 sq ft, delivering four new loft-style apartments and 30,000 sq ft of Grade A office space across eight storeys. The centrepiece is the Dynamo Hall, an impressive four-storey, 13.5-metre-high atrium that once housed generators for London’s theatre district, now transformed into a dramatic contemporary workspace.

关键设计干预包括重新开放原本封堵的底层砖砌拱门,以恢复历史街道立面,翻新7.5米高的地下空间,将其改造为现代环保的办公场所,并在原有建筑顶部新增两层青铜与玻璃扩建结构,以流畅的弧形设计后退于原建筑之上,与现有窗户几何形态形成微妙对比。扩建部分采用通高玻璃幕墙,并设有屋顶露台,可俯瞰七面钟的城市景观。

 

Other key interventions include reopening original ground floor bricked-up arches to restore the historic street-level appearance, refurbishing the 7.5m-high basement, into modern, environmentally conscious workspaces and adding a gracefully curved two-storey bronze and glass extension atop of the existing structure. The extension is intentionally recessed, stepping back from the main building in a long curve that subtly contrasts with the existing window geometry, featuring full-height glazing and a roof terrace with sweeping views over Seven Dials.

在建筑后侧,沿Betterton街新增了一座双层高零售空间,激活原本沉闷的街道界面。其上方设有五层住宅公寓,顶层为一套带私人露台的复式顶层公寓。

At the rear, a double-height retail unit on Betterton Street activates a previously uninspiring streetscape, complemented by five levels of residential apartments topped by a duplex penthouse with a private terrace.

该项目由Stanton Williams负责规划设计,并由Buckley Gray Yeoman建筑事务所最终实施。在伦敦市中心保护区这一复杂场地条件下,设计团队克服了邻近Crossrail隧道和电力变电站的技术挑战,在声学和结构方面进行了严谨考量。可持续性是本项目的核心理念,设计充分利用回收与再利用材料,并引入绿色屋顶、自行车存放设施,同时通过策略性玻璃幕墙优化自然采光,降低能耗。

 

Developed by Stanton Williams up to planning and delivered by architects Buckley Gray Yeoman, the design successfully navigated complex site challenges of a central London conservation area, including proximity to a Crossrail tunnel and an electric substation which required meticulous acoustic and technical considerations. Sustainability is at the core of the development. The project incorporates recycled and reclaimed materials, introduces a green roof and cycle storage, and maximises natural light through strategic glazing.
