香港铜锣湾的城市绿洲正在成形 / Foster + Partners

李园八期（Lee Garden Eight）将与香港铜锣湾区繁忙的街道无缝衔接，在这一缺乏绿化设施的区域提供充满活力的绿色公共空间。项目由Foster + Partners设计，包括三座办公塔楼，与葱郁的地面景观自然融合，并在塔楼基座提供零售与社区设施。塔楼内部的办公空间通过高响应立面、自然通风系统与各层直接接触自然的设计，以提升使用者的身心健康。

 

Lee Garden Eight will knit into the bustling streets of Hong Kong’s Causeway Bay district, providing vibrant green public spaces, which are currently lacking in this part of the city. Designed by Foster + Partners, the scheme comprises three office towers that integrate seamlessly with the verdant ground plane and provide retail and community amenities at their base. Workspaces inside the towers are designed to enhance wellbeing with highly responsive facades, natural ventilation, and direct connections to nature on every level.

Foster + Partners工作室负责人Luke Fox表示：“这是一个为铜锣湾带来新体验的绝佳机会——在繁忙的城市中营造带有树荫的宁静公共空间，同时打造让人们更贴近自然的最先进办公环境。绿化从地面一路延伸至塔楼，其可居住立面提供壮丽的景观视野。因此，我们正在为铜锣湾打造新的核心场所，并为以健康福祉为导向的办公设计树立全新基准。”

 

Luke Fox, Head of Studio, Foster + Partners, said: “This is a great opportunity to bring something new to Causeway Bay – shaded public spaces that create a calm oasis in the busy city – and state-of-the-art workspaces that bring people closer to nature. Greenery flows upwards from the ground plane through the towers and their inhabitable facades offer spectacular views of the landscape. As such, we are creating a new centrepiece for Causeway Bay and setting a new benchmark for wellbeing-led workplace design.”

办公塔楼后退布置，以眺望入口处那棵壮观的80年树龄榕树。塔楼一号与二号的典型楼层均设有直接连通宽敞大堂的绿化阳台，使使用者能够立即进入户外空间。屋顶花园提供了城市的壮丽景观，将地面绿色肌理向上延伸至塔楼全高。多租户办公空间拥有高度灵活的布局，其大跨度、无柱的楼层形式为多种空间配置提供可能，最大化视野开敞，并促进协同工作。针对湿润的亚热带气候，建筑外幕墙旨在优化使用者舒适度。西立面与南立面的遮阳构件降低了太阳热增益，每个立面模块还设置了高侧窗，使办公空间在较为温和的秋冬季节能够实现自然通风。

 

The office towers are set back to overlook a magnificent 80-year-old banyan tree that marks the entrance to the development. On every typical floor of towers one and two, green balconies connect directly with generous lobbies, providing immediate access to outdoor space. A series of rooftop gardens offer spectacular views of the city, extending the green spine from the ground plane through the full height of the towers. The multi-tenant offices contain highly flexible workspaces, characterised by their large span, column-free floorplates that offer a range of layout options, maximise visibility, and promote collaborative working. Responding to the humid subtropical climate, the building envelope is designed to optimise occupant comfort, with shading on the west and south façades that reduces solar gain. Each facade module also features a clerestory window that naturally ventilates the workspaces during the milder autumn and winter months.

塔楼基座的社区设施包括：长者日间中心、地区健康中心、托儿中心，以及由香港演艺学院EXCEL项目运营的艺术、文化与表演中心。该艺术中心将全年举办一系列社区活动，联结公众，强化项目的社区精神。Foster + Partners合伙人Lawrence Wong补充道：“我们很高兴迎来李园八期的封顶。我们自2021年底开始设计该项目，当时对于更健康、更灵活办公空间的需求尤为迫切。该项目为香港的办公楼设计设立了新的基准，并将切实提升使用者的健康与福祉。” 本项目由希慎兴业有限公司与华懋集团联合开发。

 

Community amenities at the base of the towers include a day centre for the elderly, a district health centre, a childcare centre, and an arts, culture, and performance centre run by the Hong Kong Academy for Performing Arts EXCEL. The arts centre will host a series of community events all year round, bringing people together and enhancing the scheme’s collective ethos. Lawrence Wong, Partner, Foster + Partners, added: “We are delighted to celebrate the topping out of Lee Garden Eight, which we began designing at the end of 2021, a time that demanded healthier and more flexible workplaces. The scheme sets a new benchmark for office design in the city and will actively improve the health and wellbeing of occupants.” The project is being jointly developed by Hysan Development Company Limited and Chinachem Group.
