The transformation of the former Beromet factories to build YARD’s headquarters sets the project within a complex process, where architectural transformation intertwines with strategic and cultural reflection. The aim is not to restore an existing site, but to invent a place from its layers, its depth, and its latent potentials of use. The operation is driven by three major ambitions: to requalify a degraded heritage, to embody a strong identity, and to propose a working environment that transcends programmatic conventions in order to foster a new narrative.

A hybrid structure operating at the crossroads of media, artistic direction, event production, and communication strategy, YARD acts across multiple fields. Here, space is at once a work tool, a medium of representation, and a vehicle for storytelling. Designing its headquarters therefore means more than creating a functional building: it is about shaping an inhabited place—a professional home, a stage for creation, and a space for life and encounter.

现有场地由四栋性质各异的工业建筑组成,它们共同构成了一个碎片化的整体,却同时蕴含着强大的融合潜力。此次改造为重新思考空间与职业实践之间的关系提供了契机。与传统办公建筑标准化的空间尺度不同,项目充分回应场所自身的特质:每一栋建筑都凭借其独特的限制条件、空间体量与材料属性,成为探索新型工作方式的载体。在这里,以效率为导向的逻辑让位于以“氛围”为核心的逻辑,空间中的环境感受、过渡关系与渗透性共同催生出新的行为模式——更加集体化,也更加扎根于具体场所。正是在这样的背景下,“校园(Campus)”的概念在持续的对话过程中逐渐浮现出来。它并非一个需要复制的模型,而是一种理解项目的框架。在这里,校园不是封闭的孤岛,而是一个开放且可渗透的系统,能够协调不同尺度与不同时间维度的活动。这一体系允许保密性的工作空间、更加自由的创意环境以及面向公众的活动场所共存。它为场地注入了一种居家般的氛围,使人与空间之间建立起更加流畅、自然的关系,同时也能够适应YARD所承载的多样化活动形式。

The existing site is composed of four heterogeneous industrial buildings, forming a fragmented ensemble yet carrying a strong potential for hybridization. Their transformation offers an opportunity to fundamentally rethink the relationship between space and professional practices. In contrast to the standardized dimensions of conventional office buildings, the project engages with spatial specificity: each entity—with its constraints, volumes, and materialities—becomes the support for a new way of working. Here, a logic of performance gives way to a logic of climate, where atmospheres, transitions, and porosities generate new behaviors—more collective, more situated.It is within this context that the notion of a campus gradually emerged through dialogue—not as a model to replicate, but as a framework for understanding the project. The campus, as conceived here, is not an isolated enclave but an open, permeable system, capable of articulating different scales and temporalities. It enables the coexistence of confidential workspaces, more informal creative environments, and outward-facing event structures. It introduces a sense of domesticity, a more fluid and intuitive relationship to space, while allowing adaptation to the wide range of formats carried by YARD.

The project’s location in Montreuil is not a fallback choice, but a founding gesture. Leaving Paris is a way of affirming a will to decenter and anchor, to open up to a vibrant urban fabric aligned with the project’s social and cultural dimension. Here, rehabilitation takes on a broader meaning: an architectural act, but also a political and territorial one. By engaging with local actors, involving associations, and opening certain spaces to shared uses, the project becomes part of a wider dynamic—that of Greater Paris.

This ambition is distilled in the project’s essence: to make the headquarters a collective home, a place of convergence between the personal and the professional, between image and intimacy, between the project and its territory. A home in the symbolic sense, escaping the dichotomy between workplace and dwelling, in order to propose a space true to the spirit of those who will inhabit it. The four existing halls offer a rich potential for uses, whose transformation enhances and affirms their intrinsic qualities. Each entity asserts its own identity, contributing to the construction of a coherent and vibrant whole. The campus thus formed is built on the articulation of assumed differences—polymorphic, like YARD itself.

内街The inner street

 

内街被构想为公共空间的延伸——既是交通流线,也是工作与展示的场所。它构成整个项目的组织骨架,引导视线朝向校园入口,同时将办公空间作为面向外部开放的舞台呈现出来。新旧立面的统一处理创造出一种细腻而连续的空间体验,使使用者沉浸于项目所营造的整体氛围之中。其刻意强化的矿物质感与空间布局,也将使用场景进一步延展至户外。

 

The inner street is conceived as an extension of the public realm—a space of circulation, work, and representation. It structures the project, guiding the eye toward the campus entrance while presenting the offices as open stages facing outward. The unified treatment of façades, both old and new, creates a sensitive continuity that immerses users in the project’s universe. Its deliberate mineral quality and spatial arrangement expand the range of possible uses toward the exterior.

被抬升的入口立面整合了一套传播装置——一块用于展示YARD持续活动内容的广告牌,使机构的动态对外可见。与此同时,一条专供员工使用的辅助流线则从屋顶进入场地,并设置了整合式自行车停车区,将次级巷道与接待空间连接起来。这一双重系统在开放性与私密性之间建立平衡,使不同功能与身份属性得以清晰而流畅地呈现。

 

The elevated entrance façade incorporates a communication device—a billboard designed to make YARD’s ongoing activities visible. An alternative route, reserved for staff, provides a more direct entry from the roof, with integrated bicycle parking, and connects the secondary alley to the reception area. This dual system articulates openness and confidentiality, offering a fluid reading of uses and statuses.

画廊位于所有流线的交汇点,是整个项目的核心枢纽。它既是接待空间,也是过渡场所,负责组织公众区域与总部内部私密空间之间的联系。作为一个界面空间,画廊使接待、工作与交流得以在不进入办公区域的前提下进行。

 

Located at the intersection of all flows, the gallery constitutes the nerve centre of the project. Both a reception point and a place of passage, it organizes the meeting between the public and the more confidential spaces of the headquarters. Thought as an interface space, it allows you to receive, work, and exchange without entering the office floors.

This transition area articulates the intimacy of daily work and the openness of events. Organized around a large central table, it embodies informal, shared, adaptable work. Through views connect it to the common kitchen, work areas and the large event hall. It thus becomes a space for breathing and interaction, revealing the porosity between the campus functions. A real pivotal piece, the gallery gives to see and live the dynamics specific to YARD.

这座建筑原本是工厂的行政办公楼,如今则成为“校园中的校园”,是整个项目的运营核心。建筑围绕中央中庭组织,垂直交通系统嵌入其中,促进了三个楼层之间的视觉与功能联系。

 

Former administration of the factory, this volume constitutes a campus within the campus, the operational heart of the project. Organized around a central atrium in which the vertical circulation is part, it promotes visual and functional connections between the three levels.

开放式办公空间根据楼层特点形成三种不同氛围:

 

首层空间面向中庭、共享休息区以及花园开放;

 

二层通过直接连接画廊屋顶平台,将办公活动延伸至室外,并与自行车停放区域相连;

 

顶层则进一步压缩空间尺度,营造更具居家感的氛围,以满足需要高度专注与私密性的工作需求。

 

The office spaces, in an open-space, offer three atmospheres: on the ground floor, the spaces open onto the atrium, a shared lounge and the garden; on the first floor, direct access to the roof of the gallery extends the uses towards the outside and the bicycle parking areas; at the last level, the scale tightens to promote a domestic atmosphere, conducive to confidential work.

贯穿建筑的中庭空间维持了整体空间感知的连续性,同时保留了各类工作场景所需的私密性。每一个楼层都以不同方式诠释着当代职业生活的日常状态。

 

The traversing void maintains a global perception, while preserving the intimacy of work situations. Each floor thus offers a different interpretation of professional daily life.

主大厅是一个充满可能性的场所,也是总部向周边环境开放姿态最直接的体现。作为整个校园中最具公共性的空间,它被设计为承载多元活动的平台,包括音乐会、讲座、展览以及体育活动等。它象征着YARD与所在地区之间的联系,是其积极扎根地方的重要载体。通过完善的声学与热工设计,大厅成为一个具有高度适应性的空间体量,能够根据不同使用需求灵活变化。

The main hall is the place of possibilities, manifest space of the opening of the headquarters on its environment. It is the most public part of the campus, designed to host a plural program: concerts, conferences, exhibitions, sports practices. It embodies the link between YARD and the territory, an active local anchorage. Its acoustic and thermal treatment makes it a resilient volume, capable of evolving according to uses.

作为一处真正的表达舞台,它将项目的活力延伸至建筑边界之外。在大厅与画廊之间,更衣室、化妆间以及技术用房等过渡空间既保障了使用舒适性,同时也承担着声学缓冲界面的作用。这一系统共同构成了一个混合型整体,使技术性能与共享精神、文化影响力相互结合,形成项目独特的空间特征。

 

A true scene of expression, it extends the dynamics of the project beyond the walls of the project. Between this hall and the gallery, transition spaces—changing rooms, dressing rooms, technical rooms — ensure the comfort of users while playing a role of acoustic interface. This device makes up a hybrid ensemble, where the technical performance is combined with the desire to share and cultural influence.
